Questions about Cogniterra, the Cogniterra Market Updates plugin for ChatGPT, or the WordPress plugin? Email belsan@cogniterra.net. We reply within two business days.
Where does the market data come from?
Zillow Research (home values, sale prices, days to pending, inventory, rents), Realtor.com Research (asking prices, active listings, price cuts, pending listings) and the U.S. Census Bureau Building Permits Survey. Figures are refreshed as each source publishes, usually monthly.
Why is a figure labelled as a metro or county number?
Every metric is reported at the most local level that source publishes: ZIP, then city, then county, then metro area. When only a metro-wide figure exists, it is labelled with the metro's name so it is never presented as the town's own number.
A place returns no data. What can I do?
Very small towns and new ZIP codes are not covered by every source. Try the nearest larger city or a neighbouring ZIP code. If a city you expect is missing, email us and we will check the source.
Does the ChatGPT plugin need an account or store my data?
No account is needed. The plugin sends only the city, state or ZIP code you ask about. We do not receive your conversation, your name or your email. Like any web server, we see the request's IP address, which is kept in short-lived rate-limit counters and standard server logs.
How do I report a wrong number?
Email the place, the metric and the month to the address below. We check it against the original source and reply within two business days.
